2012 Statistics

HELLO  All!

Do you love graphs and charts as much as I do?...... haha.. well probably not but... In all honesty.... I enjoy pulling data in regards to what's going on in our marketplace and being able to create a visual to share with my clients....
I was messing around on my Navica system this evening and I was able to pull the below data regarding all residential properties that have sold between 1/1/12 to 6/30/2012 (First half of this year)  in McDowell County via our local MLS System.  Thought I would share this info with those of you who read my blog.... See below:

For me... The 3 Most Important Things I will take away from this data is as follows:
1.... The average sales price for our county so far this year  is a little under $150,000
2.....The average days on market is around 198 days
3.... Most Properties are selling for relatively close to what they are being advertised for....    (Now this makes my heart smile )

Anyway, hope that you all have a blessed evening... I will probably be blogging about my latest listings sometime tomorrow so stay tuned :)

South Creek Winery

Hello All!

Wanted to share with you about a little "gem" of a place here in lovely McDowell County..... How many of you knew that we had a vineyard and winery? Well.. we do! It is such a beautiful place...

After our Gateway Mountain office caravan today we decided to head out to South Creek Winery for a picnic lunch and tour of the vineyard. So glad that we decided to do that today... absolutely can't wait to head back.

Jim and Mary Rowley are the proud owners of this beautiful place and you can tell that they take such pride in their wine products and vineyard.  This is evident in the multiple awards that they have won for their various wines...

While at the winery you can enjoy the peaceful surrounding by sitting on the porch, treat yourself to a little wine tasting, and tour the vineyard/production area. I hear that they also have live music quite often on the weekends! Sounds fun :)

So if you are ever in the area and looking for a nice place to relax or enjoy a great bottle of wine... then this is the place to go..

You can learn more about their vineyard by clicking here HERE to view their website.

In the meantime, enjoy these photos that I snapped today...!

Am I right or is this beautiful place or what?
And its in our own BACKYARD!

Until next time....

As The Market Shifts

A common question that I am always asked from those who know I am a REALTOR is "How is the market doing, is it picking up any?" I can guarantee that I will be asked that question multiple times throughout any given week by clients, friends, people whom I run into at Wal-Mart.... pretty much anybody :)

To be quite honest I LOVE it when people ask me this question because most people think that the market in McDowell County is not doing good when in all actuality IT IS! Yes it may not be as great as it was in 2005 or in our "peak years" but the fact of the matter is, is that the market is always changing. It always has, always will. Its the cycle of life :) Things go up and things go down... people just tend to forget about the "down" times when things are "up".

So I decided to do a little research and pull statistics from 2008-2011 to show you the "shift" of the real estate market in McDowell County for residential property sales.

See graph below:

In 2008 there were 170 residential properties that sold. 273 New listings. 62% of market sold
In 2009 there were 164 residential properties that sold. 424 New listings. 39% of market sold
In 2010 there were 193 residential properties that sold. 464 New listings.  42% of market sold
In 2011 there were 193 residential properties that sold. 396 New listings. 49% of market sold

***(Info gathered solely from McDowell MLS residential property sales)***

When I first did this graph I was taken aback by the decrease of residential properties that sold from 2008 to 2009. We left a "sellers market" and said hello to a "buyers market." Please keep in mind though that this isn't the first time our market has shifted before...and I guarantee it won't be the last either!

As you can see from the 49% of the market that sold just last year, we are slowly moving back up to a more "stable" market.
This my friends is called REAL ESTATE :) It is every changing and full of surprises :) Gotta love it!

Hope you all have a MAGNIFICENT MONDAY and enjoy the beautiful SUNSHINE!!!!
